We start with a free no commitments consultation. This way you are fully informed about the process and what you should expect. This includes discussing any potential risks when applying for planning permission, budgeting, consultants needed and general feasibility.

Week 1 - 4 Measured Survey to Planning Submission


If you decide to proceed with our services, we begin by measuring the site. This allows us to produce existing drawings of the site and the proposal drawings. This documentation is included and supplemented for the planning application. 

This section also includes revision meetings to ensure you are happy with the design before submitting the project for planning permission.

2 - 3 Weeks

Week 4 - 10 Planning Management

Once your project is submitted, you can expect a decision duration of 6 weeks for your local council to make a decision (8 weeks for commercial projects).

During this period we make sure to be in close contact with the council on your behalf. This ensures your project is well received and any issues addressed before the decision date. In our experience, this will give you the strongest chance of approval for your project.

6 Weeks For The Council Decision

Week 10 - 14 Building Regulations Approval


Once you have planning permission, we develop the drawings and documentation to gain required building control approval.

We guide you through the process of appointing a Structural Engineer and a Building Control Officer that are trusted from our previous projects. 

We manage this process in order to guarantee your project gains building regulations approval and is ready to hand to a builder ready for construction.

This stage can include a tender service, in which we invite builder to bid for your project, check their quotations, T&Cs and their previous experience before you commit to a certain builder.

3 - 4 Weeks

Week 10 - Completion - Contract Administration and Support When Needed


At this stage, we often recommend clients with smaller projects to continue the project directly with their builder. For larger projects we offer site visits and contract administration in order to manage a clear direction and agreement between you as the client and the builder as the main contractor.

Regardless of which option you choose, we are always available to discuss and conduct services during this stage of the work.
